Associate Director, Business Development

Hong Kong-Shenzhen Innovation and Technology Park Limited (“HSITP”, a wholly owned subsidiary of the Hong Kong Science & Technology Parks Corporation, is engaged in the planning, building, management, operation and maintenance of the Hong Kong-Shenzhen Innovation & Technology Park at the Lok Ma Chau Loop (“the Loop”).
 
With a site area of 87 hectares, the Loop will be a hub for vigorous technology R&D and collaboration among top-notch international R&D institutions, technology enterprises and talent. The Loop will provide necessary infrastructure, facilities and service support for the innovation and technology (I&T) community; with associated higher education, cultural and creative and other complementary facilities.

Job Highlights: The role will be responsible for oversee the function of client development and leasing in relation to technology companies, partners and relevant service providers to land in HSITP, administering the income side, admission process and due diligence.

 

Responsibilities:

  • Responsible for formulating and developing leasing strategies, tenant mix and admission policies and criteria
  • Plan communal facilities and execute effective tenant admission processes
  • Identify prospects, sell and negotiate leasing terms and conditions with potential tenants
  • Lead 2 teams respectively to
    • Ensure leasing processes, procedures, standards, and guidelines are properly set up and constantly enhanced
    • Solicit interest from technology companies, research institutions, R&D centres, technology investors, incubators, accelerators and other technology playerss globally, especially in microelectronics/semiconductors, life sciences, new energy, new materials, AI and robotics sectors, and land them to HSITP;
  • Oversee and administer the admission process for tenants, including coordination with different internal and external stakeholders, performing due diligence process, and provide timely response to applicants;
  • Develop and maintain relationships with governments, science and technology organisations, technology companies, start-up communities, academia and leading institutions to facilitate development and implementation of HSITP initiatives;

 

Requirements:

  • University degree in Facilities Management, Architecture, Building Services Engineering or relevant disciplines;
  • Minimum 12 years’ relevant post qualification working experience in leasing and operation management of large-scale development
  • Proven track record in business development, investment due diligence and government relation
  • Familiar with leasing procedures, tenancy agreements and related legal terms and documents
  • Good understanding on global, GBA and China’s technology landscape, preferably in microelectronics and semiconductors, life sciences, new energy, new materials, AI and robotics, experience working with China is required;
  • Experience with laboratory or R&D facilities is a strong advantage
  • Experience on assisting companies to apply for Hong Kong and Mainland government funding and regulatory approvals relating to innovation and technology is a definite advantage;
  • Proficiency in both written and spoken English and Chinese (including Putonghua).University or post-graduate degree preferably in Business, Science, Engineering and related disciplines;
  • Strong business acumen, problem-solving and customer service skills with excellent command of spoken and written English and Chinese (including Putonghua);
  • Self-initiated, attention to details and ability to analyse complex problems and come up with actionable solutions and execute them.
