Associate Director, Client Development (Property)

Hong Kong-Shenzhen Innovation and Technology Park Limited (“HSITP”, a wholly owned subsidiary of the Hong Kong Science & Technology Parks Corporation, is engaged in the planning, building, management, operation and maintenance of the Hong Kong-Shenzhen Innovation & Technology Park at the Lok Ma Chau Loop (“the Loop”).
 
With a site area of 87 hectares, the Loop will be a hub for vigorous technology R&D and collaboration among top-notch international R&D institutions, technology enterprises and talent. The Loop will provide necessary infrastructure, facilities and service support for the innovation and technology (I&T) community; with associated higher education, cultural and creative and other complementary facilities.

The HSITP is being rapidly developed, with the first three buildings in the Hong Kong area of the Loop completed and officially commence operations shortly. Additionally, the construction of five more buildings is well underway, with completion expected to begin in 2027. To fully leverage this world-class innovation hub, we are building a dedicated and ambitious client development team to attract and cultivate global clients for the Park.

 

Responsibilities:

  • A leadership role that requires a combination of strategic thinking, team management, and hands-on client engagement competence
  • Lead, mentor and manage a team of high-performance client development professionals to build and maintain a strong international tenant base for the Park
  • Develop and execute territory and promotion strategies to acquire new tenants from local, mainland and overseas, through both direct engagement and channels
  • Build and nurture relationships with decision-makers of prospect tenants, delivering value-based proposals tailored to their needs, and close deals
  • Oversee the sales pipeline of the team and ensure timely follow-ups and conversions
  • Coordinate and optimize the utilization of team resources to maximize efficiency and effectiveness
  • Collaborate with cross-functional teams (leasing, marketing, operations) to develop solution options and compelling proposals to prospect tenants
  • Analyze market trends and competitor behaviors to identify growth opportunities
  • Set and achieve ambitious sales targets for the team
  • Prepare and present regular reports on team performance, sales pipeline, and territory and sales strategies

 

Requirements:

  • University degree in surveying, building services engineering, facilities management, architecture, or relevant discipline, MBA is preferred
  • Minimum of 12 years of experience in sales, business development, or client development, with at least 5 years in a leadership role
  • Strong leadership and team management skills
  • Proven track record of consistently meeting or exceeding sales targets, with a strong sales-driven mindset and expertise in consultative selling techniques
  • Real estate background and familiar with leasing procedures and terms are preferred
  • Self-motivated, results-oriented, and committed, with exceptional problem-solving skills
  • Outgoing, proactive, and adept at building relationships, with outstanding communication and interpersonal abilities
  • Fluency in both spoken and written English and Chinese (including Putonghua)
